Every business whether they provide a service or a product must market their idea to the public in order for their venture to be a success. In the homebuilding industry ever aspect of the marketing process is used. Upon taking a closer at some courses I took, I became aware how much marketing affected my job in the homebuilding process. The classes “Fundamentals of Selling”, “Principles of Management”, “Business Law”, “Visual Merchandising”, and “Advertising” each hold a unique tie to how things are run in the homebuilding line of business.

The main objective of the class “Selling Today” was to emphasize different selling strategies and techniques. This class taught me that you have to really know and trust your product before you can sell the product.

In my line of work the selling process is the most important part of the business. The sales agent is our customers main point of contact. They must communicate with the customer and interpret for them what we in the background are trying to present to them. My process in the background is to provide them with options that make their home feel like a home and not just a place to lay their heads each night. I create standard features for our homes including standard appliances, all floor colors, cabinetry type and color, countertop type and color and so forth. Once I have established what the standards will be I then open up and establish all the upgrades that will be provided included wall coverings, new landscaping options and so forth. My process is given boundaries by costs, so my job is to create ideas within our budget that also appeal to each customer and make them feel as if they have all the choices in the world. We do not want a customer to feel as if they are limited in what they can choose. It is my responsibility to make sure this does not happen.

The class “Supervisory Management” is a class I think everyone should be required to take, even if they do not plan on ever becoming a supervisory. This class explores different skills and behaviors needed to be an efficient and successful supervisory. It discusses basic supervisory functions and responsibilities, different techniques that should be used in a supervisory position and then went into difficult situations and ways to handle these situations. Different techniques of supervision were discussed along with the different functions of being in a management position. The topic explored in the class that most prepared me for my current position is the motivation of employees. On the flip side though it helped me understand why supervisors handle situations the way they do. I now understand all the rules and regulations they must follow, and all the challenges they take on from recruitment to the selection of employees to the evaluation of employees. Supervisory management exists in every line of work. At my company we have different levels of supervisory management. We have the two main partners that make the final decisions for everything. Everyone reports to them regarding any final decisions on the construction of a home, the contract on a home or the warranty on a home. My supervisory heads the area of money and banking. She is in charge of closing each month end, and each year end. I must report to her for all my deposit information, all my bank information for the company. If I need to draw money from any loans she and I discuss what we need and then report to one of the main partners. I then supervise the input and payment of invoices. My team consists of myself and one other employee. I enjoy only having the one employee because it allows me to focus all my efforts on her. I encourage her work and her efforts, I make myself available for any help or questions she may have and lastly I make myself available to help her if she ever needs it. We have established a good relationship with one another that allows us to be friends, coworkers and have a high level of respect for one another.

“Business Law”When building a house you must adhere to an enormous amount of codes and regulations to pass state inspections. You must also adhere to all warranty standards and regulations set upon you depending on what warranty program you chose to take part in. During the homebuilding process my biggest role in adhering to the codes is to make sure all of our fees and dues are paid to either the corresponding county or city where the construction resides. Also during construction I share the job of keeping the insurance current and paid for on the construction project. This insurance must be kept current and be submitted to different places to allow building to continue. Once a home has been completed and the owner has moved in, my responsible shifts to fielding calls

When a home is completed and it is paid for, you must submit a new invoice to prove it to the county under your notice of the change.

It should be your responsibility to make sure that you can get your original invoice if it is missing.

Once the new home is built, you must submit the new invoice as per contract or maintenance and we will proceed to file a replacement invoice.

Once the home is completed, you must contact the county of inspection to submit to the county the current, paid for insurance renewal & all additional paperwork as required under this state, and we will take some actions regarding the repair to remove and repain damaged components(s) in order to pay for insurance. This is your responsibility and can be done over your phone. You should receive an email notification once the repair is done, along with a notice of the sale of the property.

By default, when a home is placed on the market, the property name is changed to reflect the original ownership date of the home. When the title is changed from house to home, you do not have any rights to change that name on the property. If you want to sell one of these properties to pay for a repair to another person’s property you do not have the actual title to the property and you cannot change that title. This is only for the purchaser of the property, who may ask you to pay more to replace or correct damage before buying another house.

It can be very difficult to find an attorney’s office to help out in your case before you are informed of the problem, so take the time to contact an attorney before you file your legal request. This will insure that you never get any legal action or liability from the property owners who are not listed by name in the notice, even though you are informed of the cause of the problem.

Before you start calling the county of inspection or a local repair company you do NOT want to sell the property or take other actions that could endanger your property. Your name is not protected and your attorney is not allowed from doing so.
