I have completed the following report on the six current development projects in the Eau Claire area. All have completed stage one of the development project, completing 100 homes each. Our firm, Affordable Homes Real Estate is interested in selling exclusively one of these developments as all enter stage two of their development. I have compared several factors of each developer during their first phase of to determine which will best the strongest for our firm to sell in phase two. The developers are as follows:Woodland HillsGranite MoundCreek Side HuntingtonEast River CommunityForest GreenEau Claire SouthOne are of interest was average number of days a developments property was on the market. We understand that being able to move homes quickly can be a very important factor, just as much as the final sell price. [pic 1]The next area that will be analyzed will the price differential between asking price and final selling price. This is a very important statistic, it shows how close or far away we are from the target price, which will effect our commission.
[pic 2]Another important area analyzed is the average size in square footage of a home being sold. We know the larger the home the higher the asking price can be, but it can also to sell larger homes if the clientele looking for residences are not looking for larger homes. [pic 3]With is information in average square feet and what value of the final sale, we can figure the average cost per square foot.[pic 4]Having reviewed all the information discusses above, we can predict which of the six developers will be most profitable for our firm to sell.  Granite Mound to me is the best developer to work with selling their homes. They’re homes stay on the market the shortest and have the highest price per square foot. One draw back is the amount under the asking price the home sells for is highest for Granite Mound, but this can be made up in the fact the homes sell faster and for more per square foot. With the amount of homes theses developers are selling, we will be in a volume market and therefore not concerned as much as what each house sells for but for how many homes we can sell in the shortest period of time.
